What Water Systems Does a New Rural Home Need?

A new rural home needs four water systems: a domestic water supply running from the well or tap to the house, an on-site wastewater system, stormwater drainage around the site, and a radon rough-in under the slab. Your county decides what gets permitted and inspected, so start those conversations early.

Around Hotchkiss, Olathe, Delta, and out through the North Fork Valley, most new homes sit well outside municipal water and sewer. Everything a town would hand you at the property line, you're putting in yourself — and it all gets decided before the foundation goes in, not after.

What Does Domestic Water for a Rural Build Involve?

Domestic water for a rural build means getting clean water from your source — a well, a shared water system, a tap, or a hauled-water cistern — to the house at usable pressure. The source gets most of the attention. The service line between it and the foundation is the part people underestimate — and the part that tends to fail.

Out here that line often runs a long way through rocky ground that heaves with freeze-thaw. That's a big part of why we sell so much poly and HDPE for service lines: it comes off a coil, so a long run has almost no joints, and joints are where leaks start.

A domestic water package usually includes:

  • Service line pipe — poly or HDPE from Centennial Plastics or JM Eagle
  • Fittings and couplings — Philmac, Ay McDonald, Spears
  • Pump and pump controls — Zoeller, Phase Technologies
  • A pressure tank, plus the valves and regulators around it — Watts
  • Storage or cistern tanks if the well runs slow — Norwesco
  • Frost-free yard hydrants for the barn, the garden, or a stock tank — Woodford

Water testing and anything to do with potability runs through your county health department, not a parts counter. Ask them what they want tested and when.

What Do You Need for Septic on New Construction?

Septic on new construction starts with the ground, not with the tank. A soil and site evaluation tells the designer what your dirt will actually accept, and that drives everything downstream — tank sizing, whether a conventional gravity field will work or the site needs something engineered, and where it can all sit relative to the well and the house. The permit comes from your county, so talk to them early.

Once there's an approved design, the materials are straightforward: a tank, an effluent filter at the outlet, distribution, and a leach field built either with chambers or with gravel. Where Does Stormwater Go on a New Home Site?

Stormwater goes wherever grade sends it, so the job is deciding where that is on purpose — before the first hard rain. A fresh build site is bare, loose, and newly graded, which is the worst possible condition for a July monsoon burst. Roof runoff, driveway runoff, and whatever comes off the slope above you all need somewhere to go that isn't your crawlspace or your neighbor's field.

Worth settling while the excavator is still on site:

  • Grade that falls away from the foundation on every side
  • A culvert where the driveway crosses a ditch or a natural drainage
  • Catch basins and drainage pipe where water is going to collect
  • Geotextile under the driveway gravel so it doesn't pump mud
  • An outfall that doesn't dump into somebody else's ditch — irrigation ditches carry easements, and the ditch company has a say

Spring runoff is the other half of this. Meltwater crossing ground that's still frozen doesn't soak in, it runs. A site that sheds water fine in August can be a swamp in March.

What Is a Radon Rough-In, and Why Do It During the Build?

A radon rough-in is the gravel bed, sheeting, and vent piping put in under a new slab so soil gas can be routed up and out above the roofline, and it costs very little while the slab is still open. The parts are simple: a clean aggregate layer beneath the slab, sheeting over it, and a sealed vent pipe carried out through the roof.

That's the passive version, and it may be all a house ever needs. You find out by testing the finished house, and the EPA's radon pages cover how and when to test. If the results say you want to move soil gas actively, a fan gets added to piping that's already in place instead of somebody cutting into a finished slab. If You're the Builder, Not the Homeowner

For contractors, the hard part isn't knowing which systems the house needs. It's four takeoffs, four lead times, and four phone calls. Common Questions

What order should the well, the septic, and the house go in?

Water and wastewater generally get settled before the house does, because both depend on the site and on county sign-off, and both influence where the house can sit. Drilling and a site evaluation early tell you what you're actually working with. Your builder and your county will sequence the permits and inspections from there.

Can you build on rural land without a septic system?

Only if there's another approved way to handle wastewater, such as a community system or a sewer main you can reach. Everywhere else out here, an on-site wastewater system is the plan, and its feasibility is worth checking before you buy the ground. A site that won't support a system is a hard problem to solve later.

Do you need a storage tank if the well is low-yield?

Often, yes. A slow well can still supply a house comfortably if you store what it produces and draw from storage during peak use, instead of asking the well to keep up with two showers and a sprinkler at once. Poly cistern and storage tanks are a standard part of that setup.

Does a new home need a radon system?

Whether a finished house needs active radon mitigation depends on testing that house, not on the region. Roughing in the piping during construction is the low-cost move either way, because it puts the hard parts in place while the slab is open. Testing afterward tells you whether to add a fan.
